Deferred Sales Trust DST)
The DST is an IRS accepted method to defer the capital gains on the sale of highly appreciated property. Unlike a 1031 Exchange, the property owner does not have to reinvest in real estate.

1031 Exchange
A 1031 exchange allows owners of investment, commercial or residential real estate to sell their property and buy other like kind property without paying the capital gains tax.  A 1031 allows the purchase of another property without losing investment equity to taxes. The IRS requires that the property be of like kind and includes land, rental or business property, any of which can be exchange for the other.

Living Trust
Commonly used instead of a will in order to avoid probate proceedings, a Living Trust is a revocable trust in which the grantor transfers some or all of his property to one or more beneficiaries.

Premium Financing
Premium financing is the lending of funds to a person or company to cover the cost of an insurance premium. Premium finance loans are often provided by third party finance entity known as a "Premium Financing Company"; however insurance companies and brokerages occasionally provide premium financing services. Premium financing is a loan contract that lasts for the life of the insurance coverage.
